Thailand’s island of Phuket is fast redefining itself from holiday hotspot to full-scale luxury living destination as international tourism climbs and a major property development pipeline takes shape.
With British holiday-makers leading interest and a luxury real-estate pipeline in excess of £750 million (more than US$900 million) underway, the island is becoming both a tourism and investment magnet.
Developers say over sixty per cent of condominium sales on the island are now to foreign buyers, with UK nationals ranked among the top ten investor nationalities.
Unit sizes, pricing and value compare favourably to key global markets: one report notes that for £750,000 a buyer can secure a 213 m² luxury home in Phuket versus only 33 m² in London.
The tourism numbers underpinning this shift are rising rapidly.
With the high season imminent and long-stay visitors increasingly replacing short holidays, buyer profiles now include remote workers, retirees and second-home seekers as well as conventional holiday-makers.
International hospitals, recognised international schools and a cost-of-living significantly lower than major Western cities all add to the island’s lifestyle appeal.
Luxury developers are capitalising on this momentum by delivering branded residences, pool-villa enclaves and integrated resort-residential communities across prime locations such as Bang Tao, Kamala, Cherng Talay and Layan.
Several analysts estimate annual price growth in the top-tier segment at 10-15 per cent, with rental yields of 7-10 per cent on show-case projects in 2025.
Infrastructure upgrades also reinforce the island’s appeal, with Phuket International Airport under expansion and plans for improved transport links underway.
The combination of tourist growth, high-net-worth interest and sophisticated lifestyle amenities positions Phuket as one of Asia’s leading luxury real-estate and tourism destinations.
