Frasers Property Launches Luxury Mansion Development in Bangkok

The new 'Royal Residence Kaset Nawamin' targets the ultra-luxury market with exclusive residences priced between 100 and 300 million baht.

Frasers Property (Thailand) has introduced a new luxury residential development aimed at high-net-worth individuals, named 'Royal Residence Kaset Nawamin'.
Positioned as the first of its kind on Kaset-Nawamin Road, the project features an Oriental Victorian architectural style combined with modern amenities.
Prices for the mansions range from 100 to 300 million baht.

The development is situated in the northeast region of Bangkok, which provides easy access to major thoroughfares, including Phokaeo Road, Nawamin Road, and the Chalong Ratch Expressway.

This strategic location enables convenient transport to key business districts and city hotspots.
Additionally, the prospective expansion of the Grey and Brown Line MRT expected by 2029 is anticipated to enhance public transit options in the vicinity.

The surrounding area is equipped with multiple lifestyle centers, such as shopping malls, schools, and healthcare facilities.

Prominent establishments nearby include Nawamin City Avenue, The Walk Kaset-Nawamin, and several hospitals and schools, which several industry experts suggest could lead to continued appreciation in land prices.


Pawaran Udomsiri, Deputy Chief Executive Officer of FPT Residential, explained that the project’s development began after the property was transferred from TCC Capital Land to Frasers Property in 2021.
Extensive renovations on all 79 units and the clubhouse have been undertaken, with significant investments made to equip the residences with high-end features and modern technologies while preserving their original architectural integrity.

Udomsiri indicated strong confidence that the project would attract interest from a niche market in light of its thoughtful design and prime location.

The luxury segment of Thailand’s real estate market is experiencing varied growth patterns, particularly in the sectors associated with penthouses and mansions.

This trend has been influenced in part by recent natural events prompting affluent buyers to seek detached homes in well-situated areas like Kaset-Nawamin.
The development features contributions from renowned designer Bill Bensley, known for integrating art into architecture.

The project is anchored by the concept of 'A Solid Foundation, Beautiful and Timeless', offering a blend of contemporary Thai and European styles in its design.

The Royal Residence Kaset Nawamin has been recognized with five international awards, emphasizing its architectural finesse.

The development includes three distinct house models:


  • Royal Emperor House Model: Features a total usable area of 1,166 square meters with 5 bedrooms, 8 bathrooms, 6+6 parking spaces, a private swimming pool, an indoor sunken area, a glass house, and a supercar garage.

  • Royal Archduke House Model: Offers 776 square meters of usable space, featuring 5 bedrooms, 7 bathrooms, 3+3 parking spaces, a private swimming pool, party room, and a pocket garden.

  • Royal Dame House Model: Comprises 560 square meters, including 4 bedrooms, 5 bathrooms, 3+3 parking spaces, a double-volume feature, 2 staff rooms, and a family area.

Complementing the residences is a substantial clubhouse encompassing over 3,000 square meters, providing an array of amenities replicating a five-star resort experience.
The clubhouse includes a large lake, a communal Royal Hall, a Chef's Table, a library, fitness areas, various pools, a spa pavilion, and a tennis court.
The clubhouse itself has received international accolades for its design.


Security measures for the project are comprehensive, featuring a double-gated entrance, magnetic sensor systems, CCTV surveillance, and round-the-clock security personnel.
Each home within the development is equipped with notable features such as a strong room, an emergency panic button, and advanced air filtration systems to maintain indoor air quality.


Frasers Property anticipates continued demand from ultra-luxury buyers globally, even amidst ongoing economic challenges.
As of now, 28 units of the Royal Residence remain available, with the company expressing its capability to ensure timely completion of the project.
